It is notifiable under building regulations and we build that into the quote.
Does a utility room need a window?
Not necessarily, but it does need ventilation. An internal utility with no openable window requires mechanical extraction, which matters more here than in most rooms because a dryer and drying laundry produce a lot of moisture. Without it, an insulated utility becomes a condensation problem within a winter.
How much space does a utility room need?
A workable utility needs about 1.8 x 2.0 metres to take a washing machine, a dryer, a sink and some worktop with room to stand. Smaller spaces work if appliances are stacked and the sink is compact. We set the layout out at survey around the specific appliances you have.
Can you add a downstairs toilet to a utility room?
Yes, combining a utility with a cloakroom is a common and efficient use of space, since the drainage and water supply are already being run. Building regulations require that a WC does not open directly into a food preparation area, so the layout and door position need planning — which we do at survey stage.
