What Good Tiling Actually Depends On
Tiling is preparing a surface, setting tiles into adhesive to a true line and level, then grouting and sealing the finished surface.
Roughly 70% of the work is preparation. Almost every tiling failure traces back to it rather than to the tiling itself.
Getting the substrate right is unglamorous, and it is the entire job.
- A wall out of plumb will show in every grout line
- A timber floor that deflects will crack a rigidly bedded tile
- A shower area that was never tanked will let water past the grout
- A substrate that was not primed dries the adhesive out before it cures
- Setting out decides where the cuts land — and whether the room reads as deliberate
Why Tiling Is Where Corners Get Cut
Tiling is the last visible trade in a bathroom or kitchen, so it absorbs every delay that came before it.
By the time the tiler starts, the job is late and the pressure is to get it done rather than get it right.
That is when the tanking gets skipped, the floor gets tiled without a decoupling layer, the large-format porcelain goes onto a wall nobody straightened, and the cuts land in the worst possible places.

How We Work
Substrate preparation
Walls are checked for plumb and flatness, floors for movement. Where needed we overboard, level, or install backer board — particularly on timber floors, which move and will crack a rigidly bedded tile.
Tanking and priming
Shower areas and wet rooms are tanked with a liquid membrane taken up the walls and into the corners. Absorbent substrates are primed so the adhesive cures rather than dries out.
Setting out
We plan the tile layout before a single one is fixed — where the full tiles land, where the cuts fall, how the pattern meets a corner and a window reveal. This is the difference between a good tiled room and an average one.
Tiling, grouting and sealing
Tiles are fixed to line and level, then grouted and the movement and change-of-plane joints sealed with silicone rather than grouted rigid. Natural stone is sealed before and after grouting.
A standard bathroom takes 2 to 4 days to tile, depending on tile size and how much cutting there is. A kitchen splashback is often a single day. Large-format porcelain and mosaic both take longer than they look.

How Much Does Tiling Cost?
Tiling is priced per square metre, but the rate moves a long way with the tile and the substrate.
What moves the price
- The tile itself. Large-format porcelain, natural stone, mosaic and herringbone all take substantially longer to lay than a standard ceramic.
- Condition of the substrate. A wall that needs straightening or a floor that needs backer board adds preparation before any tiling starts.
- Whether the area needs tanking. Showers, wet rooms and the wall behind a bath need a waterproof membrane. It is not optional and it is not free.
- Cutting and pattern. Herringbone, patterned layouts and lining a pattern through at reveals all take more setting-out time.
- Size of the area. Small rooms cost more per square metre than large ones — the setup is the same either way.

Porcelain tile is the most durable bathroom flooring and the best choice for wet rooms. Luxury vinyl tile is warmer, quieter and cheaper, and copes well with wet use. Electric underfloor heating is the right choice for almost every retrofit bathroom: it adds 5 to 15mm to the floor, costs little to install alongside a bathroom you are already tiling, and delivers around 150W per square metre. In a well-insulated modern bathroom that can be the only heat source. In an older or larger bathroom it will not be, and you should keep a towel rail or radiator as well. Water underfloor heating is cheaper to run but only makes sense as part of a larger system or a new floor build-up.
