A home refurbishment is the renovation of several rooms or a whole property as one managed project, rather than as a series of separate jobs booked with different trades.
It usually combines bathroom, kitchen, plastering, joinery, flooring, electrical and plumbing work, sequenced so each trade starts on a surface the last one left ready.
The value is in that sequencing. Run as one project, a refurbishment takes noticeably less calendar time than the same work booked room by room — the drying, first-fix and second-fix stages of different rooms overlap instead of queueing.

How a Refurbishment Runs
Survey and scope
We walk the property with you room by room and agree what is in scope and what is not. Where a property is empty or newly bought, this is also where we flag anything that needs doing whether you wanted it or not.
Fixed written quotation and programme
You get a written quote broken down by room and trade, and a programme showing the order of work and the realistic finish date. Both are agreed before anything starts.
Strip out and first fix
Everything coming out comes out first, across the whole scope, so the messy work happens once. Plumbing and electrical first fix follow across all rooms together.
Plastering and drying
Plastering runs across the property while other work continues elsewhere. Because we control the schedule, plaster gets its drying time without holding up the trades that follow.
Second fix, joinery and finishing
Kitchens, bathrooms, joinery, tiling, flooring and decoration are completed room by room. You get one snagging walk-through at the end, with one person answering for all of it.
A two-room refurbishment typically runs 2 to 4 weeks. A whole-house refurbishment of a three-bed property usually takes 6 to 12 weeks depending on scope and whether the property is occupied.

How Much Does a Home Refurbishment Cost?
Refurbishment cost is driven by scope, not by floor area. A cosmetic refresh sits at one end; a property needing a rewire, a re-plumb, a new kitchen and two bathrooms sits a long way from it.
What moves the price
- How many rooms are in scope. Two rooms and a whole house are different projects, not different sizes of the same one.
- What is behind the walls. A rewire or a re-plumb is the single biggest swing in any refurbishment quote. We check at survey rather than find out later.
- Whether the layout changes. Moving a bathroom or opening up a kitchen brings in drainage, structure and building control. Keeping the layout keeps the cost down.
- Specification of the fittings. Sanitaryware, kitchen units, tiles and flooring range widely. Labour barely moves; the products do.
- Occupied or empty. An empty property runs faster and cheaper. Working around a family is entirely normal, but it changes the programme.
