South Yorkshire Is Where Our Radius Runs Out

This is the honest position, and it is different from the other two counties. Dinnington is eight miles from Creswell and Maltby eleven — both are ordinary local jobs for us. Rotherham at fourteen and Sheffield at sixteen are comfortably inside the 30-mile radius, and Doncaster at eighteen and Barnsley at twenty are too. But the M1 sits between us and most of it, and Sheffield in particular is a city full of capable fitters who are ten minutes from your door rather than forty.

So we do this: we take South Yorkshire work, we do not charge for the travel, and we concentrate on the jobs where an all-trades team is worth the journey — full bathroom rebuilds, kitchen-diner conversions involving structural work, and joinery that needs electrics and plastering coordinated with it. Those get booked in blocks so the team is over there for consecutive days.

If your job is a small one and you need it next week, a Sheffield or Rotherham firm will serve you better, and we will say so on the phone rather than quote for something we would end up fitting around everything else.

What South Yorkshire Housing Stock Means for a Bathroom

The property here is closer to our Derbyshire patch than the county line suggests — the coalfield ran straight through both:

• Ex-colliery terraces at Dinnington, Maltby and out towards Thurcroft — solid walls, no cavity, external soil stacks and bathrooms that were an extension or a converted bedroom. The same jobs we do every week around Shirebrook and Bolsover.
• Victorian and Edwardian terracing across Rotherham, much of it with a rear outrigger. The outrigger bathroom is small, cold and often the least insulated room in the house, which is why underfloor heating pays for itself here more than anywhere.
• Sheffield stone and red-brick terracing, plus the interwar semis across the S-postcodes. Sheffield is also hilly enough that access genuinely matters — a stepped approach with no parking outside changes how a bath, a worktop or a shower tray gets into the building, and it is the first thing we look at on a survey.
• Newer estate housing around Aston, Swallownest and North Anston — timber-frame internal walls, so anything wall-hung needs noggins fitted at first fix.

Four Metropolitan Authorities, One Set of Regulations

South Yorkshire is four metropolitan boroughs — Rotherham, Sheffield, Doncaster and Barnsley — and each runs its own building control. The Building Regulations are national, so Part P, Part G and Part F apply exactly as they do in Derbyshire; only the notification route changes.

Sheffield carries more conservation areas and Article 4 directions than anywhere else we work. Again, none of that touches replacing a bathroom or a kitchen. It touches windows, external vents and flues — so it is worth raising at survey rather than at second fix.
