In a well-insulated modern bathroom that can be the only heat source. In an older or larger bathroom it will not be, and you should keep a towel rail or radiator as well. Water underfloor heating is cheaper to run but only makes sense as part of a larger system or a new floor build-up. ### Electric or water underfloor heating? For one bathroom in an existing house, electric wins on every count that matters. Sometimes, and it depends on arithmetic rather than opinion. Electric underfloor heating mats typically output 150W per square metre of heated floor. Crucially, that is heated floor, not floor area: you cannot lay it under the bath, the WC pan, the vanity unit or the shower tray, so a 6m² bathroom often has only 3m² to 3.5m² of usable heated area. At 150W/m², that is around 500W. Whether 500W heats the room depends on the room. A small, modern, well-insulated en-suite with one small window will be comfortable on that. A 6m² Victorian bathroom with a solid external wall, a single-glazed sash and no insulation under the floor will not be, and you will end up with warm feet in a cold room. > **Note:** Our default recommendation is to fit underfloor heating and keep a heated towel rail. The towel rail is doing a job the floor cannot do anyway — drying towels — and it means the room is warm on the coldest morning of the year rather than only in April. ### How much does it add to the floor height? An electric mat system adds 5 to 15mm in total: the mat or cable itself is typically 3 to 4mm, sitting within a levelling compound or the tile adhesive bed, with an insulation board underneath if one is used. The insulation board is the part people leave out to save money and depth, and it is the wrong thing to leave out. Without it, roughly half the heat goes downwards into the screed or the void below, so the floor takes far longer to warm up and costs more to run. A 6mm or 10mm insulation board typically halves the warm-up time. Total build-up for a properly specified electric system with insulation board, tile adhesive and a 10mm porcelain tile is around 30 to 35mm. That matters where you are trying to hold a level threshold at a door or achieve step-free access into a wet room. ### What underfloor heating must not go under - The bath, the shower tray, the WC pan and any fixed floor-standing unit. Trapped heat with nowhere to go will eventually damage the cable, and every manufacturer’s warranty excludes it. - Anything you will later drill or screw into the floor. Mark the mat layout and photograph it before tiling — this is the single most useful ten seconds of the whole installation. - Solid wood flooring, unless the manufacturer specifically permits it and the floor temperature is limited. Engineered board is fine; solid timber moves. - Vinyl or LVT without checking the maximum floor temperature, which is typically 27°C. Exceeding it will lift the adhesive. > **Note:** A floor probe is not optional. It sits in a conduit between two cable runs and tells the thermostat what the floor is actually doing. An air-sensing-only thermostat will overheat a floor covering, and it is the usual cause of an LVT floor lifting a year after installation. ### What does it cost to run? The honest way to work this out yourself, rather than trusting anyone’s marketing figure, is straightforward. Multiply the heated area in square metres by 150W to get the load. A 3.5m² heated area is 525W, which is 0.525kW. Multiply by the hours you actually run it, then by your unit rate. The number that surprises people is the hours. A bathroom floor on a thermostat does not run continuously — once up to temperature it cycles, typically drawing power around 30 to 40% of the time. And most people run a bathroom floor for two or three hours a day in winter, not twenty-four. We are not going to publish a pounds-and-pence figure here, because your unit rate, your insulation and your habits change the answer by a factor of three. The arithmetic above, with your own electricity rate, will give you a better number than any national average. ### When is it installed during a bathroom renovation? 1. Strip out and prepare the floor — it must be sound, clean, dry and flat, because the mat follows whatever is underneath it. 2. First fix electrics: the cold tail and the floor probe conduit are run back to the thermostat position before anything is covered. 3. Insulation boards bonded down. 4. Mat or cable laid out and tested with a multimeter. Resistance is recorded before, during and after tiling, and any discrepancy is found while it can still be fixed. 5. Tiled over, either directly in a flexible adhesive bed or after a levelling compound. 6. Left to cure fully — typically 7 days for cement-based products — before the heating is switched on for the first time. Turning it on early to test it is what cracks a new floor. ### Frequently asked questions **Can you put underfloor heating in a wet room?** Yes, and it is a particularly good pairing. A wet room floor has a large tiled area that gets wet daily, and a warm floor dries it far faster, which reduces the standing water that causes slips and the persistent damp that causes mould. The mat is laid above the tanking membrane, never below it, and it stops short of the drain and the fall around it. **How long does underfloor heating take to install in a bathroom?** Adding electric underfloor heating to a bathroom you are already renovating typically adds half a day to a day: laying the insulation board and the mat, running the cold tail and probe, and testing. It adds no calendar time at all, because it happens inside a day the floor was being prepared anyway. Retrofitting into a bathroom you are not otherwise touching means lifting the existing floor, which is a different job entirely. **Does underfloor heating work under any tile?** It works well under porcelain, ceramic and natural stone, which conduct heat readily and are the reason underfloor heating suits bathrooms so well. It works under engineered wood, LVT and vinyl provided the floor temperature is limited to the manufacturer’s maximum, usually around 27°C, which needs a floor probe rather than an air thermostat. It is not suitable under solid timber or under thick carpet and underlay, where the insulating effect defeats the purpose. **Is underfloor heating worth it in a small en-suite?** It is often the best value in the smallest rooms. A small en-suite frequently has no good wall left for a radiator once the shower, WC and basin are in, and the floor is the one surface not competing for space. The heated area is small, so both the installation and the running cost are low, and a 2m² warm floor makes a genuine difference to a room you step into barefoot every morning. --- ## Renovating a Bathroom in a 1930s Semi: What to Expect **URL:** https://barbersprojects.co.uk/guides/renovating-a-1930s-bathroom/ **Category:** Bathrooms **Published:** 28 July 2026 **In short:** A 1930s semi bathroom is usually a small room over the kitchen or at the back of the landing, with 100mm to 150mm floor joists, lath and plaster or early plasterboard walls, a cast iron soil stack outside, and no mechanical ventilation. None of that is a problem, but all of it changes the specification, and shallow joists in particular are the reason level access is not always achievable upstairs. Anyone quoting on one of these houses without mentioning the floor has not looked at it properly. ### What a 1930s bathroom is usually like The inter-war semi is the most common house type across Worksop, Mansfield, Chesterfield, Bolsover and the villages around Creswell, and its bathrooms have a recognisable shape: roughly 1.7m by 2.2m, often over the kitchen, frequently with the WC in a separate cubicle next door and a small window on the rear elevation. Many have already been altered once — the WC brought into the main room, an airing cupboard removed, a shower fitted over the bath in the 1990s. In a modern house with 220mm joists there is room to do that between the joists without touching them structurally. In a 1930s semi with 100mm to 150mm joists there often is not. Notching or drilling those joists to fit a trap takes out a meaningful proportion of a member that was sized for 1930s loading, and no competent fitter will do it without a structural view. There are three honest ways round it, and which one applies depends on the specific floor. 1. Build the floor up rather than down. Lay the former over the existing floor and accept a shallow ramped threshold at the door, typically 20mm to 40mm. This gives near-level access without touching the structure and is what we do most often. 2. Use a low-profile or flush-fitted tray instead of a formed wet room floor. A modern 25mm tray with a level-access former around it gets most of the way there with none of the structural questions. 3. Move the shower over the load-bearing wall or into a corner where the joist run allows a trap without notching. This is the best outcome when the geometry permits it, and it is worth redrawing the room to find out whether it does. > **Note:** If genuine step-free access is a medical requirement rather than a preference, the ground floor is often the better answer in these houses. Converting a downstairs WC or a section of the dining room into a shower room gives you a properly level floor on a solid concrete slab, with none of the compromises above. ### Moving the bathroom, and combining the WC The two most valuable changes in a 1930s semi are both layout changes rather than finish changes. Knocking the separate WC cubicle into the bathroom turns two cramped rooms into one usable one, and it is usually a non-structural stud partition that comes out in an afternoon. Moving the bathroom into the third bedroom, or taking a slice of it for an en-suite, is the other. It is more work — new drainage has to reach the stack with a proper fall — but the small third bedroom in these houses is often 2.1m by 2.4m and is not doing much as a bedroom. Both need care with drainage. Waste runs need a fall of roughly 1:40 for a 40mm pipe, so the distance from the new position back to the stack is the constraint that decides what is possible. That is a measurement, not an opinion, and it should be taken at the survey. ### What to insist on in a quote for a period property - That the floor has been looked at, with a board lifted if necessary. A quote written from the doorway of a 1930s bathroom is a guess. - What is happening to the external wall. If insulated board is not mentioned, the room will be cold and it will get mould. - What the ventilation specification is. "We will fit an extractor" is not enough; ask for the extraction rate, where it ducts to and whether it has an overrun. - What happens if the soil stack turns out to be cracked. Cast iron is a known unknown in these houses, and it is better to agree the approach in advance than to negotiate it mid-job. - Whether the tiling substrate is being replaced. Tiling onto original lath and plaster is a failure waiting to happen and it is a shortcut that is easy to hide. - How the threshold at the door will be finished, if you are asking for level access. This is where the honest answer lives. ### Frequently asked questions **Can you fit a wet room upstairs in a 1930s house?** Usually yes, but often with a shallow ramped threshold rather than a completely flat floor. The limiting factor is joist depth: at 100mm to 150mm there is frequently not enough room to set a former and trap below floor level without notching structural timber. Building up over the existing floor achieves a 20mm to 40mm threshold, which most people find perfectly usable and which does not compromise the structure. Any fitter promising a fully level upstairs wet room in one of these houses should be asked exactly how, before they start. **Do you need to replace the soil pipe when renovating a 1930s bathroom?** Not always, but it should be inspected. Original cast iron stacks are often still serviceable, and many have already been replaced in plastic. What matters is the condition at the joints and where the stack meets the ground, which is where corrosion concentrates. Connecting a new bathroom into a stack that is on its last legs is false economy, because the next failure means opening up finished work. **Why does my 1930s bathroom keep getting mould?** Almost always two causes together: a cold, uninsulated solid external wall, and no mechanical extraction. Warm moist air from a shower condenses on the coldest surface in the room, which in these houses is the outside wall, and with only an opening window there is nothing removing that moisture. Insulated board behind the tiling on that wall and a properly ducted extractor with an overrun timer fixes it. Cleaning the mould does not. **Is it worth moving the bathroom in a 1930s semi?** It is worth pricing, because these houses often have a small third bedroom of around 2.1m by 2.4m that works far better as a bathroom than as a bedroom, freeing the original bathroom to become an en-suite or usable storage. The deciding factor is drainage: the new position needs a waste run back to the soil stack at roughly 1:40, and if the geometry does not allow it the cost climbs steeply. The ones that need replacing are different: they are showing signs that water has got past the tiling and into the structure. Loose tiles, grout that stays dark, movement underfoot, blown plaster on the other side of a wall and a smell that returns after cleaning are all structural symptoms, and none of them are fixed by regrouting. ### Repair or replace: the honest test There is one question that separates the two, and it is not about age or appearance. Has water got behind the tiling? If it has not, almost anything is repairable and often cheaply — a tired bathroom with sound tiling can be transformed by replacing the sanitaryware, the taps, the flooring and the lighting while leaving the walls alone. If it has, the tiling is coming off whatever you do, and at that point you are replacing the bathroom regardless of what you intended to spend. ### The eight signs 1. Loose or hollow-sounding tiles, particularly low in a shower. Tap across the wall with a knuckle; a change from a sharp note to a dull one means the adhesive has let go, almost always because the substrate behind is wet. 2. Grout that stays dark in one area long after the rest has dried out. Grout is porous, and a permanently dark patch is grout that is saturated from behind rather than dirty on the surface. 3. Black mould that comes back within a fortnight of being cleaned. Surface mould wipes off and stays off if the room is ventilated. Mould that returns quickly is being fed by moisture inside the wall or by a ventilation failure, and cleaning it treats the symptom. 4. Blown or bubbling plaster, peeling paint, or a musty smell in the room on the other side of the shower wall. This is water that has already crossed the structure, and it is the clearest single indicator there is. 5. Any movement or flex underfoot, or a cracked grout line running across the floor. Floor tiles do not crack because the tile is weak; they crack because the floor beneath them moves and no decoupling layer was fitted. 6. A silicone joint you have replaced more than twice. Silicone fails at a moving or wet joint. Replacing it repeatedly means something behind it is moving or wet, and the sealant is being asked to do a job it cannot do. 7. A ceiling stain in the room below an upstairs bathroom. Once water is visible on a ceiling, it has been travelling through the floor structure for a while. 8. Original plumbing you cannot isolate. Old bathrooms often have no local isolation valves, sometimes lead or steel pipework, and occasionally a plastic waste that has been repaired three times. If you cannot turn off the basin without draining the house, the plumbing has reached the end of its life even if the tiles have not. > **Note:** Signs 1 to 5 usually appear together, because they share one cause: waterproofing that was never done or was done badly. Longer than you would think if the water is being contained by the room, and no time at all if it is not. A shower leaking into a solid ground-floor wall will make a mess of the plaster and cost you a bathroom eventually. The same leak into a timber upper floor is a different problem: it wets joists and floorboards continuously, and timber that stays wet degrades. The practical guidance we give is this. If the symptoms are confined to the bathroom itself, you have time to plan, save and do the job properly rather than in a hurry. If you can see or smell the effects outside the bathroom — a stained ceiling, damp in the room next door, a musty landing — that is structure getting wet, and it should be looked at now. ### What replacing a bathroom actually involves It is worth knowing what you are deciding between, because "replace the bathroom" sounds larger than it usually is. A full bathroom installation takes 7 to 12 working days from strip-out to handover, and because our trades are in-house the job runs continuously rather than stopping between stages. What you get for that is not just new fittings. The strip-out is what lets someone see the condition of the floor, the walls, the pipework and the ventilation, and fix what is actually wrong. That is why a proper replacement outlives a series of repairs: the repairs were all being made to a room whose real problem nobody could see. ### Frequently asked questions **How long should a bathroom last?** A well-installed bathroom should last 15 to 20 years before anything needs to be done to it structurally, and the tiling and waterproofing should last the life of the tiles. Most bathrooms are replaced well before that because taste changes, not because they have failed. A bathroom that has genuinely failed inside ten years was almost always an installation problem rather than a wear problem, and the usual culprit is waterproofing. **Can you just replace the bath and leave the tiles?** Sometimes, but plan for it not to work. Removing a bath almost always damages the tiles it was sealed and tiled against, and matching a discontinued tile is rarely possible. Where it does work is when the tiling stops above the bath rather than running behind it, or where a full-height tiled panel can be introduced along that wall. Ask for it to be looked at before assuming it, rather than after the bath is out. **Is it worth regrouting an old shower?** It is worth regrouting a shower that is cosmetically tired with sound tiles and no dampness — it is a cheap, genuinely effective refresh. It is not worth regrouting a shower with loose tiles or a permanently dark patch, because grout is not a waterproof layer and new grout over a wet substrate hides the evidence while the wall behind carries on getting wetter. **Do I need to replace the whole bathroom if the floor is soft?** A soft or springy bathroom floor needs the covering lifted to find out why, and that decision is usually made for you once it is up. It is either water damage to the boards and joists, which must be dealt with, or an inadequate build-up under the tiling, which means the floor was never right. Luxury vinyl tile is warmer, quieter and cheaper, and copes well with wet use. Natural stone looks best and needs sealing. Engineered wood and laminate are poor choices in a bathroom. Whatever you choose, the subfloor preparation matters more than the material. ### The subfloor decides more than the material Almost every bathroom floor failure is a substrate failure. Timber floors move; tile does not. Fix a tile rigidly to floorboards and the grout will crack, then the tile will. On a suspended timber floor the correct preparation is either a tile backer board or ply overlay fixed at close centres, or a decoupling matting system. On a concrete floor it is levelling and priming. This work is unglamorous, adds cost, and is the difference between a floor that lasts twenty years and one that fails in three. ### The options compared | Material | Durability | Warmth underfoot | Wet-room suitable | Notes | | --- | --- | --- | --- | --- | | Porcelain tile | Excellent | Cold without UFH | Yes | The default choice. Avoid. | ### Slip resistance: the part nobody asks about Tiles carry a slip-resistance rating, and a highly polished porcelain that looks superb in a showroom can be genuinely dangerous wet. In a family bathroom, and especially in a wet room or any bathroom used by someone less steady on their feet, ask for the rating rather than choosing on appearance alone. Tanking is what makes a shower waterproof, it is buried permanently once tiling starts, and it is the single most commonly omitted item on a cheap bathroom quote. ### What is tanking? Tanking is a continuous waterproof layer — a liquid membrane, a sheet membrane, or waterproof backer boards with sealed joints — applied to the walls and floor of a wet area before any tiling goes on. Its job is to catch the water that gets past the tiles. That last point surprises people, so it is worth stating plainly: tiles are not a waterproof layer, and grout is not a waterproof layer. Around a bath with a shower over, tank the full tiled height on the bath wall and at least 300mm along the return walls at each end. The overlooked one is the floor: tanking should extend 300mm out from the shower opening, because the water that damages a floor is usually carried out on feet rather than sprayed. ### Signs a bathroom was never tanked properly You cannot inspect a membrane once it is tiled over.
